Phase 1
From first conversation through a refined schematic ready for preliminary builder estimating.
Pre-Design
Site Research & Existing Conditions
An initial meeting with the client to understand project goals. Preliminary zoning, building code, and other regulatory research. Field measurement and documentation of existing conditions — interior, exterior, structural, landscape, and adjacent. Out of all of that, we land on a direction for what we’ll be designing.
Phase 2
Construction Documents
Detailed Drawings
Dialing the design to a point where we can mobilize the full consultant team — structural, MEP, energy, and any other discipline the project calls for — and get the documents ready for permit submittal and a refined project budget.
We don’t go away when construction starts.
